Qualifications
Minimum Age Requirement
At least one applicant must be over 25 years of age.
Income Requirement
Gross (before taxes) monthly income for the household must be at least 3X the monthly rent. Section 8 Voucher Holders income must be 1X the monthly rent (from various sources). Check individual property listings to see what income is required to qualify. You must be on your current job at least 6 months.
Example: If the rent is $800, the total gross monthly income must be at least $2,400. Section 8 Voucher holders income must be 1X the monthly rent. To figure the rental amount for which you qualify, take your total gross monthly income divided by 3.
Example: $2,200 total gross monthly income for the household qualifies for $733/month ($2200/3 = $733)
Background Check
We use various national and local internet sources to perform a tenant screening background check which includes zero occurrences of the following items within the last 5 years: Older than 5 years may be considered with 2X deposit.
- Evictions
- Bankruptcy must be discharged
- Foreclosure
- NO Felonies and/or Drug arrests (must be 10 years old)
- For an applicant with school-age children over 13 years of age, proof of school enrollment (or employment for teenagers not in school)
Credit Check
We run a credit check primarily to determine if there are any Landlord judgments or collection accounts with utility companies. A low credit score alone will not cause an application to be denied.
Home Visit
The final step in application approval is a Home Visit at the applicant’s current residence. It is important to see how prospective tenants treat their property. During the visit, the final paperwork is signed and the reservation deposit is paid. If a home visit can not be performed within the St. Louis Metropolitan area an additional $300 deposit will be required.
